Check-in & check-out

While you're here

• No smoking anywhere on the property
• No parties or events
• Quiet hours 10 PM–8 AM
• Pets considered case-by-case with a pet fee — message us before booking
• Please clean up after pets in the yard
• At checkout, please leave used towels on the laundry room floor (we'll take it from there) and start the dishwasher — no need to put dishes away, we're happy to handle that
• We ask that you treat the home with care and be a courteous neighbor while you're here
• If you use the wood-burning fireplace, please make sure it's fully extinguished before leaving it unattended or going to bed

Cancellation & Refund Policy

"Days before check-in" is counted from 12:01 AM on the check-in date.

Standard Stays (under 28 nights)

• Cancel 14 or more days before check-in: full refund
• Cancel 7–13 days before check-in: 50% refund
• Cancel less than 7 days before check-in: no refund
• No-shows and early departures: no refund for unused nights

Long-Term Stays (28+ nights)

• Cancel 30 or more days before check-in: full refund
• Cancel 14–29 days before check-in: 50% refund
• Cancel less than 14 days before check-in: no refund

How Refunds Are Processed

All cancellation requests are manually reviewed before a refund is issued — refunds are not automatic. Full refunds include a $15 non-refundable processing fee; partial refunds are issued in full with no additional fees withheld. Once approved, refunds are returned to your original payment method and typically appear within 5–10 business days, depending on your bank or card issuer.
