This Guest Rental Agreement ("Agreement") is entered into between Bryan Garner ("Host," "we," "us") and the individual completing a reservation ("Guest," "you") for the short-term rental property known as Cedar Park Family Retreat, located in Cedar Park, Texas ("Property"). By checking the acknowledgment box during booking and completing payment, Guest agrees to be bound by this Agreement.
The Property is rented for the specific check-in and check-out dates selected and paid for at the time of booking. Maximum occupancy is 6 guests. Guest agrees not to exceed this limit or use the Property for any purpose other than lodging without Host's prior written consent.
This Property is also listed on other short-term rental platforms, and availability across all listings is kept in sync on an ongoing basis. In the rare event that a booking conflict is discovered due to a timing issue between this website and other listing platforms, Host will notify Guest as soon as possible and provide a full refund. Host will make reasonable efforts to help Guest find alternative accommodations but is not obligated to do so.
Check-in is 3:00 PM and check-out is 11:00 AM unless otherwise agreed in writing. Early check-in or late check-out is not guaranteed and must be requested in advance. A minimum stay of 2 nights applies to all reservations.
Guest agrees to pay the total amount shown at checkout, which includes the nightly rate for the dates selected, a cleaning fee, and (if applicable) a pet fee. All payments are processed securely through Stripe. Host does not store Guest's payment card details.
Cancellations are governed by the House Rules & Cancellation Policy, which is incorporated into this Agreement by reference. Guest should review that policy before booking.
Pets are not permitted unless Host has given prior written approval and Guest has paid the applicable pet fee ($25/night). Undisclosed or unapproved pets may result in an additional cleaning charge and/or immediate termination of this Agreement without refund.
Guest agrees to comply with the Property's House Rules, including but not limited to occupancy limits, no-smoking, no-parties, and quiet hours. Violation of these rules may result in immediate termination of this Agreement without refund, and Guest may be held responsible for any resulting damages, fines, or costs (including any fines imposed on Host by a homeowners' association, municipality, or other authority as a result of Guest's conduct).
Guest agrees to leave the Property in the same general condition as received, normal wear and tear excepted. Guest is responsible for any damage, breakage, or excessive mess caused by Guest or Guest's invitees during the stay, beyond what the standard cleaning fee covers. Host reserves the right to charge Guest's payment method on file for the reasonable cost of repair or additional cleaning if damage occurs, and will make reasonable efforts to notify Guest of any such charge and the reason for it.
The Property includes a staircase connecting the first and second floors, as well as amenities such as a wood-burning fireplace, backyard, and play structure. Guest and Guest's invitees use all Property features and amenities at their own risk. To the fullest extent permitted by law, Guest agrees to release, indemnify, and hold harmless Host from any claims, injuries, losses, or damages arising from Guest's stay, except to the extent caused by Host's gross negligence or willful misconduct. This Agreement does not limit any rights Guest may have that cannot be waived under applicable law.
Host or Host's designated representative may enter the Property during Guest's stay in the event of an emergency, or with reasonable advance notice to address maintenance issues or suspected violations of this Agreement.
Only the number of guests disclosed and paid for at booking may occupy the Property overnight. Parties, events, and gatherings involving non-registered guests are prohibited, consistent with the House Rules.
This Agreement is governed by the laws of the State of Texas, without regard to conflict-of-law principles. Any disputes arising under this Agreement shall be resolved in the appropriate courts of Williamson County, Texas.
This Agreement, together with the House Rules & Cancellation Policy incorporated by reference, constitutes the entire agreement between Host and Guest regarding the stay. If any provision is found unenforceable, the remaining provisions remain in full force and effect.
